Commercial drainage marketing in British Columbia

In BC the biggest recurring-drainage opportunity is strata: one management firm can open dozens of buildings. Metro Vancouver's interceptor rules add a second, steady market in food service.

Written by Ali Sedighi, MBALast updated:

British Columbia is the province where recurring drainage work is most concentrated in shared buildings. The provincial government puts the strata population at about 1.5 million people, living in condos, townhouses, duplexes and bare-land strata developments (gov.bc.ca, as of October 2026). For a drainage company, that means the most valuable relationship in BC is often with a strata management firm, and the most valuable document is a council-ready strata program.

Who buys recurring drainage work in BC

Four buyer groups account for most of the opportunity:

  • Strata management firms and councils. The province says a strata corporation must repair and maintain common property and common assets (gov.bc.ca). Shared mains, parkade drains and sumps are typical examples, though each building's plan and bylaws decide the details. Managers gather quotes; councils approve.
  • Food-service operators in Metro Vancouver, from single restaurants to groups, facing regional interceptor servicing rules.
  • Rental and commercial property managers with apartment, retail and light-industrial portfolios across Burnaby, Surrey, Richmond and the Tri-Cities.
  • Contractors and public-works crews needing hydro-excavation around buried services on infill and transit-corridor projects.

Outside the Lower Mainland the mix shifts, and we treat it as a hypothesis to test against your invoices: hospitality and newer strata around Kelowna, institutions and rental buildings in Greater Victoria, municipal and resource-sector accounts around Prince George.

Metro Vancouver interceptor rules

Metro Vancouver's Food Sector Grease Interceptor Bylaw No. 365 covers kitchens and other operations that prepare, serve or sell food. As of October 2026, the region's page says a service provider must pump out interceptors every 90 days, or sooner once fats, oils, grease and solids reach 25% of total liquid depth, and operators must keep two years of records (Metro Vancouver).

For marketing, that makes a quarterly plan the natural starting offer for Metro Vancouver food businesses, sold on convenience and tidy records rather than fines. Customers should confirm their own obligations with Metro Vancouver or their municipality; see maintenance-contract marketing.

Seasons and climate

BC's weather splits in two. The southwest coast, including Vancouver and Victoria, has mild, wet winters, while the Interior and the North are far colder with longer winters. On the coast, the wet months are when parkade and perimeter drainage problems get noticed by councils; in the Interior, frozen ground compresses the hydro-ex season. Use your own call history to time outreach, so proposals land before councils set budgets and before contractors fix their spring sub lists.

How we'd approach BC

  1. Month 1: a council explainer pack and a capability statement with your WorkSafeBC and insurance details stated exactly as issued.
  2. Months 2–4: outreach to strata management firms in your service area, starting with any that already use you for emergencies.
  3. Months 3–6: a quarterly interceptor plan for Metro Vancouver food businesses, offered to past one-off customers first.
  4. Ongoing: renewal letters timed to each building's budget cycle.

Our base is Vancouver, so a strata-firm owner in Burnaby can meet Ali Sedighi face to face, while a jetting company in Kamloops or Nanaimo may find a video call easier.

Tax and next steps

Fees for BC clients add 5% GST, plus BC PST only where it applies to the service. Plans are on the pricing page. Read the BC strata contracts guide for depth, or call, text or email to talk it through.

Frequently asked questions

Why do you lead with strata in BC?

Scale. The province estimates about 1.5 million people live in strata housing, and the strata corporation is responsible for repairing and maintaining common property. That makes management firms and councils natural buyers of scheduled drainage care.

Do Metro Vancouver's interceptor rules apply across the whole province?

No. Bylaw No. 365 is a Metro Vancouver regional bylaw. Kelowna, Kamloops, Prince George, the Island and other areas have their own arrangements, which we check city by city before mentioning.

Can we meet in Vancouver?

Yes. Vancouver is home base, so a coffee meeting near your yard is easy to arrange; video calls, phone, text and email all work too.

What tax applies to your fees in BC?

5% GST. BC PST is added only where it applies to the service, and your proposal will show the exact tax lines.
